Before you fall in love with a lot, get a geotechnical soil test. It tells you whether the ground can hold your building, and in a lot of Middle Tennessee it can't without expensive help. This post is for anyone buying land to build on in and around Nashville, whether it's a single custom home or a small multifamily project.
A geotechnical report answers one question that outranks every other one: can this dirt carry the weight you want to put on it? A crew drills borings across the site, pulls samples, and a licensed engineer reads what's down there. Bearing capacity, water table depth, expansive clay, buried debris, and how deep you have to go before you hit something solid. That report becomes the foundation of your foundation, literally. Your structural engineer designs off it. Your budget lives or dies by it.
People treat this like a formality you handle after closing. That's backwards. The test can tell you the lot is unbuildable at your price, and once you own the land, that answer is a lot more painful.
Middle Tennessee sits on limestone. That sounds sturdy, and the rock itself is. The trouble is what water does to limestone over thousands of years. It dissolves it. That process creates karst topography, which is a fancy word for ground riddled with cavities, sinkholes, and voids you cannot see from the surface.
You'll find karst all over the region, and it doesn't respect neighborhood lines. A lot in Brentwood can be as compromised as one in Antioch. A pretty flat pad in Bellevue can hide a void ten feet down. The scary part is that the surface often looks perfect. Grass, a gentle slope, a nice tree line. Then the borings come back and the engineer finds a soft seam where the limestone gave way, and suddenly your slab needs to be reengineered or your footings need to reach down to competent rock. That's not a small line item.
The EPA has a plain overview of how sinkholes and karst terrain form if you want to understand the mechanics before you talk to an engineer. The short version: where there's limestone and water, there's risk, and Davidson and Williamson counties have plenty of both.
Karst gets the headlines, but expansive clay ruins more foundations day to day. This is soil that swells when it gets wet and shrinks when it dries out. Over a few seasons that movement pushes and pulls on a foundation until you get cracks, sticking doors, and floors that slope toward the low corner.
Summer 2026 is a good time to think about this, because a dry stretch followed by heavy Tennessee rain is exactly the cycle that makes clay misbehave. A soil test measures the clay content and its "plasticity," which tells the engineer how much it's going to move. If the number is high, you're not doomed. You just have to design for it. Pier and beam, deeper footings, moisture barriers, careful drainage. All of that costs money you'd rather know about before you sign, not after your framer is standing on the lot.
Most buyers glance at the recommendation on the last page and stop. Don't. The value is in the boring logs, the sheets that show what came out of the ground at each depth. That's where you see how deep the fill dirt goes, where the water table sits, and how far down before the drill hit rock it could actually bear on.
Two things to look for. First, depth to competent bearing material. If the engineer had to design footings that reach fifteen feet down, your foundation cost just multiplied. Second, groundwater. A high water table means a basement is either off the table or comes with waterproofing and drainage systems that eat your contingency. In a lot of hillier Nashville areas, folks assume a walkout basement is free money on resale. The soil report tells you whether it's free or whether you're pumping water for the life of the house.
Sometimes the smartest thing a soil report does is end the deal. That's a win, even though it doesn't feel like one. If the borings show a void that needs grouting, or fill so deep you'd have to remove and recompact half the lot, the numbers may never work at your target price. Better to lose the earnest money than to lose the whole project halfway through.
This is exactly why you want the test tied to your due diligence period, not scheduled after closing. Write your contract so the soil report is a contingency. If the ground can't carry the build without blowing your budget, you keep your options open. We push clients hard on this because land is the one purchase where the problem is invisible and the cost of being wrong is enormous. You can renovate a bad kitchen. You cannot easily un-buy a lot sitting on a sinkhole.
Here's the sequence that keeps a Nashville build from going sideways. Get the lot under contract with a due diligence window. Order the geotechnical test early in that window, not on the last day. Have your builder and structural engineer read the report together before you close. Then, and only then, start drawing plans that match what the ground can actually hold.
Draw first and test later, and you risk designing a home the site rejects. A daylight basement the water table won't allow. A slab-on-grade over clay that should have been pier and beam. Every one of those is a redesign, and redesigns cost time, fees, and momentum.
The soil test is a few thousand dollars against a build that runs into the hundreds of thousands or more. Think of it as the cheapest insurance you'll buy on the whole project. Know what's under the dirt before you commit to what goes on top of it.
